What is a tenant representative?
A Tenant Representative (Tenant Rep) is a commercial real estate agent that negotiates with the Landlord or Landlord’s representative on the behalf of the Tenant. A Tenant Rep focuses solely on the best interests of a Tenant in order to locate and negotiate the perfect space for their small business. They act as a middleman in order to drive a more efficient line of negotiation, advocating for the important details that a small business requires to grow.
WHy do I need one?
As a small business owner, you may be asking yourself this question while searching for a new location for leasing or while evaluating your current lease renewal. You absolutely can do it yourself, and, as the owner, no one knows your business needs better than you. However, landlords and their reps have their own best interests in mind when negotiating with you, and are only thinking about their bottom line. This usually results in a better leasing structure for the Landlord than for the Tenant.
it doesn't cost me anything?
Most of the time it is FREE for the Tenant. In many cases, the Landlord is responsible for reimbursing the Tenant’s agent for their fee. This allows the Tenant to benefit from their expertise, structure a lease as much in their favor as possible, and be well informed of what the leasing paperwork holds. As a busy business owner, this can save a lot of time and money since the process of finding a space to moving in can often range 45 to 180 days.
